October 2006 monthly update on Real Estate trends
and conditions in the Central Florida area.
New listings for the month have dropped a fraction while new
contracts has increased. The Sales Pending category has been
changed to New Contracts and a new category has been added
this month for a total count of homes that are under contract.
It is too early to tell what this figure represents since it is
substantially higher than the sales closed figure for the month.
Some possibilities are that closings are being delayed, contracts
are falling through or there could be a large number of contracts
contingent of seller's current home selling, appraisals and/or
financing.
